Residential, commercial and industrial real estate is assessed at 100% of market value

The assessor must determine the fair market value of the property. The assessor generally uses three approaches.

  • Market Approach: Find properties that are comparable to yours which have sold recently. Analyze sales of similar properties that were recently sold. Determine the most probable sales price of the property being appraised.
  • Cost Approach: Estimate how much money at current labor and material prices it would take to replace the property with one similar to it. Useful when no sales of comparable properties exist.
  • Income Approach: If the property produces income, such as with an apartment or office building, estimate its ability to produce income.

To appeal your property taxes, contact your county appraiser within 30 days from the date the notice was mailed. Kansas appeal process.

Kansas Home Value Property Tax Exemtions
To claim a homestead refund you must have been a Kansas resident all of last year and had an income of $26,300 or less. You must also meet one of the following three requirements:

• You were born before January 1, 1949; OR
• You must have been totally and permanently disabled or blind during the entire year, regardless of your age; OR
• You must have had a dependent child living with you all of last year who was born before January 1, 2004, and was under the age of 18 the entire year.

• Nebraska maximum personal income tax is 6.45% with no deduction for federal taxes in 3 brackets

Sales tax
• The state sales tax in Kansas is 5.3 percent (prescription drugs exempt). Cities and counties may add another 3%.


• The top five states where the tax burden as a percent of income is the highest are: Maine (13.0%), New York (12.0%), Hawaii (11.5%), Rhode Island (11.5%), and Wisconsin (11.4%).  The United States average is 10.1%.  The District of Columbia is 12.2%.
